You should ask him in writing so then if something happens you have proof that you have asked him and the date too.
Maybe its best that you DO pack your bags and leave Shatzy, for your own safety. Start looking around for another place to live, or even get advice from legal aid. I can't really help with the legal part as its different from here.

from the way the heater guy was talkin....
it made me feel like the friggin place was
just gonna explode at any moment by some
heinous force....
but then tom claimed to have a CM detector...
and that if i was freaked, i could call the
fire department because they give free CM checks.

Make sure you document everything possible. If you have proof, then something can be done.
You may also want to start looking for another place. When landlords start doing shit like this, it is time to leave.
a few weeks ago he asked a company to come out
and look at the air conditioning unit. as customary,
they examined the heating unit as well... and
found out that the heating unit was ...er...
dangerous to inhabitation... apparently it was
leaking carbon monoxide... and the company didn't
want to continue with the heating unit...
but did say that they could fix the a/c that day.
tom was furious that the company fucked with
the heating unit... though they explained that
it was company policy to examine it as well.
apparently tom cussed them out over the phone
and demanded that they put everything back the
way they found it...
so the company guy comes back to the house...
and tells me that he is not allowed to put
the heating unit back together because it
acknowledges that the company is aware that
the heating unit is unsafe.... so as a procedure,
he asked that i sign a form documenting the
occurance... and the fact that my landlord
requested that the company put it back together
regardless of the potential danger.
i signed.
tom got pissed that i signed it.
i think he got pissed because it kinda shows
that he is now responsible... and that it
documents that the heating unit is unsafe.
a day or two later tom brings his buddies over
to 'take a look' at the a/c unit.... and claims
that they will fix it 'soon'.
so now i'm thinking tom is a fucking dickwad....
based on the tone of his phone call to me
(that i posted up there)... its as if he is
giving me an ultimatum... which pisses me off.
as i have been the longest running tenant tom
has ever had... and the most submissive, in as
far as being friendly and giving certain allowances.
i dunno wtf to do.
i feel like packing up and leaving with him
holding the bag. he certainly will have to
fix the fucking air for the next tenant...
i just think this is all bullshit. and i don't
like how he talked to me on the phone.. as
if i'm apart of this big conspiricy to blow
his money.

If the heater is a natual gas one... call the AGs company to inspect it for Carbon Monoxide leves and if they are high they will tag it and it cant be used until it is fixed again. That is proof enough that something is broken and "dont quote me" but I think you can stop paying rent until the items are fixed to be livable again. Check your local laws.
